Letting agent statements, reconciled - for accountants and bookkeepers
Every January, your landlord clients hand you the same thing: a year of statements from their letting agent, in a dozen different layouts, each one a single net payout that hides the rent, the fees and the VAT. Someone has to pull it all apart by hand. That someone is usually you.
RentSorter does that first, tedious step. Upload a client’s statement - typed or scanned - and it returns a clean spreadsheet with every line itemised, the totals checked, and the maths reconciled against the statement’s own figures. An Excel file, ready for your working papers or your software.
Why it fits a practice
- Every agent’s format, one consistent layout. Whatever software each client’s agent uses, the statements all come out looking identical - so a client with three different agents still gives you one tidy set of columns.
- The maths is checked, not assumed. Each statement is reconciled (opening + money in − money out = closing) and either ticked or flagged. You see straight away which ones need a second look.
- The tricky lines land in the right place. Rent kept apart from owner top-ups and payouts, arrears not counted as cash, agent fees and VAT itemised - the categorisation that eats your time is done for you.
- The split MTD wants, ready made. A statement shows one net figure; Making Tax Digital wants gross rent and each expense category separately. RentSorter already does that split. (See Making Tax Digital for landlords with a letting agent.)
- Nothing is stored. Statements are process-and-forget - turned into a spreadsheet in the moment, never kept. A real answer for client-confidential documents.
The honest boundaries
RentSorter is not accounting or filing software and doesn’t submit anything to HMRC - you and your software do that. It does one job: it turns the letting agent’s PDF into clean, reconciled, portable data, so the retyping and the line-by-line sorting stop being your problem.
Try it on one client’s statement. Upload a single PDF and see the reconciled spreadsheet come back - free, no card, nothing stored.
